Master-Planned Community
A Complete Community, Thoughtfully Built
Eastlake is one of California's original master-planned communities, developed starting in 1986 across approximately 3,200 acres in the southeastern corner of Chula Vista. Today it is home to over 50,000 residents across six distinct sub-neighborhoods.
- Planned from the ground up with parks, schools, trails, and retail integrated into every neighborhood
- Mediterranean-inspired architecture — stucco exteriors, tiled roofs, arched entryways, and mature landscaping throughout
- Resort amenities: 21-acre lake, golf course, multiple pools, tennis and pickleball courts, walking trails
- One of the top-ranked master-planned communities in San Diego County for six consecutive years
- Highly walkable within the community; all schools, parks, and retail within easy reach
- Safe, well-maintained streets with active HOA oversight and neighborhood watch programs
The Six Sub-Neighborhoods
Eastlake Greens
Partially gated, adjacent to the golf course. One of the most prestigious addresses in the community.
Eastlake Woods
Luxury estate homes with canyon and mountain views. Highest price tier — medians near $1.3M.
Eastlake Trails
Family-focused neighborhood with parks and walking paths. Strong resale demand.
Eastlake Hills
One of the original phases (est. 1986). Notable for no Mello-Roos — a meaningful cost advantage.
Eastlake Shores
Centered around the man-made lake. Resort-style living with paddleboating, fishing, and lakeside parks.
Eastlake Vistas
Newer townhomes and condos offering accessible entry-level pricing into the Eastlake lifestyle.

Getting Around
The Commute Picture — Honest & Complete
Eastlake is a car-dependent suburb. Commute experience varies dramatically by destination. South Bay and downtown San Diego are very manageable; North County and Sorrento Valley require planning.
Drive times from Eastlake
SR-125 South Bay Expressway
The direct toll road out of Eastlake — the single biggest commute advantage of living here. SR-125 keeps traffic dramatically lighter than I-805 and connects directly to I-8 and I-805 north.
FasTrak cost: approximately $1–$4 each way depending on time of day. The time savings during morning rush make it worthwhile for most North County or central San Diego commuters. HOV/carpool lanes on I-805 extend the advantage further once you merge.
Public Transit
MTS bus routes 225, 705, 707, 709, and 712 serve Eastlake Parkway and connect to the Blue Line Trolley at H Street and E Street stations in downtown Chula Vista. Transit to downtown San Diego is feasible. Transit to Sorrento Valley or UTC is impractical (2.5+ hours). Best suited for residents working in central Chula Vista or downtown San Diego.
